General neighborhood info
Tuxedo is a great neighborhood Safeway and Superstore minutes away. Also, confederation park with tennis courts and bike paths and an extensive
urban pond system just up the hill.
We have a big back yard so pets are welcome. You abode is the pleasant top floor of a classic Tuxedo house.
A big back yard and sun deck,just off of 31 avenue and Centre Street.
Awesome bus service with the #3 bus stop right out your door and
it takes only 10 minutes to be downtown and at C-train. Our house is a quiet yet social, respectful house. Typically we are not just out of school but
a little older.
Culture of the house
It took us a while, now we kind of have a house culture, a feel, a vibe, an energy and we want to keep it. It is
a culture of being fairly organized, fairly clean, fairly quiet, fairly social.
That way,the house is guaranteed to be clean every week.
Neighborhood:
This is an old Italian neighborhood with a number of good restaurants and bakeries within 3 blocks of the house. Also, just 10 blocks from the house, Edmonton Trail cafés and restaurants have developed at the top of the hill overlooking Calgary.
Recreation:
We are close to Confederation Park, which as 10 acres of green space including tennis courts, bike routes, and a baseball diamond. Also, there is climbing gym just down the street. Tuxedo park is only a block away.
Transportation:
For those on public transportation, we are right next to a bus stop which provides a 10-minute bus ride to downtown. Busses run every 10 minutes. Very convenient. For drivers, we have great access to Centre Street, Edmonton Trail, and Deerfoot Trail

Comes with a basic fridge and stove, no dishwasher, fairly new washer and dryer, see pictures below:
